Noble Properties buys existing Anchored Shopping Centers and Medical Office Buildings.  Typical properties range in size from 70,000 – 300,000 square feet.  Food and drug retailers or other national tenants anchor most shopping centers. Larger properties typically have two or more anchors with a balanced mix of smaller retailers, national chain stores, and “mom and pop” local tenants.

Properties must be well located in the community they serve and have good visibility, road frontage, ease of ingress and egress, and ample parking. 

Noble Properties has purchased properties from government agencies, commercial banks, insurance companies, real estate investment trusts and private individuals.  Noble Properties routinely works with real estate brokers throughout the country.  Noble Properties will consider for acquisition properties that require upgrading if other factors, such as outstanding location and low market vacancy, are present.  Noble Properties always act as principles and protect the broker-client relationship.

When a property meets our investment criteria, we quickly enter into a letter of intent followed by a purchase and sale agreement. 

Once our due diligence is complete, a closing is quickly scheduled.  Numerous transactions have closed within 30 days of signing a purchase and sale agreement.  Noble Properties purchases all real estate without a financing contingency.  Funds are available from our own equity and bank lines of credit.  Noble Properties is actively and aggressively seeking new properties.

  Investment Criteria
Location:

Southeast United States and the West Coast in the states of Nevada, Arizona, New Mexico and California

Size:

70,000 to 500,000 square feet

Type:  Retail centers with anchor(s) in place, and Medical Office Buildings
Condition:

Will consider properties that require major renovations or repositioning if they are in strong market areas

Timing: Ability to close transactions within four weeks.
Terms: No financing contingency, we are an all cash buyer. 
Price Range: $5 million to $100 million – Multiple centers are preferred
